01 · Why coast roofs age

Soaked all winter.
Baked all summer.

Brookings gets about 78 inches of rain a year, and almost none of it in July. Through the wet months, moss roots into the shingles, holds water against them and lifts the edges. Through the dry months, the sun pulls out the oils that keep asphalt flexible. A shingle that loses its oils turns brittle, cracks and sheds granules. Most roofers call that age and quote a replacement. Usually it's moss and lost oils, and both can be fixed.

"A roof is like skin. When it dries out, it cracks. When you put the oils back, it holds together."

Moss and Lichen

Green or grey growth along the shady side, in the gaps between shingles and at the edges.

Granule Loss

Bare dark patches on the roof and gritty buildup in your gutters.

Cracking and Splitting

Hairline cracks across the shingle face that open up and let water in.

Lifted, Stiff Shingles

Edges that curl or stand up. Moss pushes them up, and winter wind tears them off.

Exposed Fiberglass

White fibres showing through means the asphalt layer has worn thin.

See any of these? Your roof may still be a good candidate for moss removal and rejuvenation. The free inspection tells you for sure.

02 · Moss removal plus rejuvenation

Clear the moss.Save the roof.

Most moss jobs here are a scraper, a brush or a pressure washer. All three strip granules off your shingles, and when the roots stay behind, the moss is back next season. We take the moss out at the root without tearing up the shingle. Then we put the oils back in, so the roof comes out of the job stronger than it went in. One visit. Two problems handled.

  1. 01

    Remove

A gentle soft wash clears moss and roots. No pressure washer, no scraping.

  2. 02

    Restore

The rejuvenation treatment soaks into the clean shingle and replaces the lost oils.

  3. 03

    Report

You get before and after photos of every slope.

This works on asphalt shingle roofs that are still sound under the moss. If we find rot, leaks or damage, we'll tell you before anything else and quote the right fix.

03 · Roof rejuvenation

Put the oils back. Bring the shingle back.

Our treatment is a water based emulsion of chemically modified soybean oil, made for asphalt. Sprayed across the roof, it soaks into the shingle and replaces the oils the sun has baked out. That brings back the flexibility your roof needs to ride out winter wind. It is not a coating. It does not sit on top. It goes in.

Gentle on your property. Biodegradable and water based. Your existing shingles stay on the roof, so nothing goes to the landfill.

Every treatment carries a 6 year guarantee in writing. When the six years are up, we come back, look at the roof with you, and decide together: treat it again or replace it.

Rejuvenation is preventive care for sound asphalt shingles. Our free inspection confirms whether yours qualifies, and we'll tell you straight if it doesn't.

04 · Roof repair

One problem? We'll fix that one problem.

Not every roof problem is a whole roof problem. A lot of what we get called out for is one thing in one place, and the fix is a repair, not a project.

While we're up there, we'll tell you what the rest of the roof looks like. Sometimes it's "this is fine for years." Sometimes it's "this is a good candidate for treatment." Sometimes it's "start planning a replacement." You'll get the real answer either way.

Wind lifted and missing shingles

Winter storms here can gust past 60 mph. Brittle and moss lifted tabs go first.

Flashing leaks

Around chimneys, vents and skylights. Salt air wears flashing and fasteners faster on the coast.

Valley leaks

Where two slopes meet and carry the most water through a 78 inch rain year.

Moss damage

Shingles that moss has lifted, cracked or held wet too long.

05 · Roof replacement

Some roofs are pastsaving. We'll say so.

We'd rather save your roof than tear it off. It costs you less. But some roofs are past that, and on this coast, years of trapped moisture can rot the decking underneath. When that's your roof, we'll tell you, and we'll replace it the way we'd do our own. The owner has done many full replacements and still does the work himself.

What you get: a written quote with options before anything comes off, a scheduled tear off, full clean up including a magnet sweep for nails, and a final walk through.

Typical south coast replacement costs run about $6,750 to $15,000. We'll give you a real number, in writing, after we've been on the roof.

Active leaks

Water is already getting in. A treatment won't seal an open roof.

Storm damage

Torn, creased or missing sections after a wind event.

Soft or rotted decking

The problem is under the shingles, often from years of moss holding water.

Simply worn out

Past its service life, or already carrying a second layer.
